Rotten egg smell, staining, or scale
Three different complaints, three different causes, and only one of them is usually about the water heater.
A rotten egg smell in well water is hydrogen sulfide, from sulfur bacteria or naturally occurring gas. If it is only on the hot side, the water heater’s anode rod is the usual cause. Orange or brown staining is iron or manganese. White crusty scale is hardness. These are three separate problems with three separate treatments, so a lab test comes before buying any equipment.
Narrow it down first
Is the smell on hot water only? Then it is very likely the water heater. Magnesium anode rods react with sulfate-reducing bacteria and generate hydrogen sulfide inside the tank. Replacing the anode with an aluminum or zinc type, or having the tank flushed and disinfected, usually resolves it. This is much cheaper than treating the whole well.
Is it on both hot and cold? Then it is coming from the well or the plumbing, and it needs treatment or disinfection at the source.
Does it come and go? Intermittent sulfur smell often means bacterial activity rather than dissolved gas, since bacterial populations fluctuate.
Did it appear suddenly? A new smell in a well that never had one is worth a bacteria test. Something may have changed in the well itself.

That copper row deserves a note. Blue-green staining means the water is dissolving your plumbing, which is a genuine reason to test rather than a cosmetic complaint.
Why order matters when you treat
If your water has more than one of these, the sequence of equipment matters as much as the equipment.
Iron and manganese foul water softener resin. Putting a softener ahead of iron removal shortens the resin’s life considerably. Sediment blinds treatment media, so filtration comes first. Oxidation has to precede the filtration that captures what was oxidized.
A workable general order:
- Sediment filtration
- Oxidation, for iron, manganese, sulfur, or arsenic III
- Filtration to capture what the oxidation converted
- Softening for hardness
- Point of use treatment at the kitchen for drinking water
Anyone quoting equipment without a test result and without discussing order is selling from a truck rather than designing a system.
