Prescott Valley wells run around 300 feet on vendor-published averages, between Chino Valley at about 280 feet and Prescott at about 320 feet. The distinguishing feature here is that many properties are on municipal water, so private well owners are a minority. That changes what information is available to you locally and makes connecting to a municipal main a genuine alternative worth pricing.

The situation here

Prescott Valley has roughly 53,000 residents and a median home sale price near $470,000. Much of the developed town is served by municipal water, with private wells concentrated on larger parcels and older properties at the edges.

That mix is the thing that makes well ownership here different from Chino Valley or Paulden, where nearly everyone is on a well.

What being the exception changes

Less shared local knowledge. In well country, when somebody’s pump fails the neighbours have opinions and a contractor’s phone number. If you are the only well on the street, that informal network does not exist. Your own records matter more.

A real alternative exists. Well owners in Paulden do not have the option of connecting to a main. Some Prescott Valley properties do. When facing a large pump or well expense, it is worth getting a genuine quote for connection before committing, including tap fees, meter, and the trench from the main to the house. Distance drives that number more than anything else, so it can come back either very reasonable or clearly not worth it.

The regional groundwater picture

Prescott Valley sits inside the Prescott Active Management Area, one of only five AMAs in Arizona, established in 1980 in response to long-term groundwater overdraft. Regional overdraft grew from 4,500 acre-feet per year in 1999 to over 18,000 by 2012.

The most severe well impacts in the basin have been on its northwestern margin, in western Chino Valley and along Williamson Valley Road, rather than here. Water quality

A 2026 Arizona State University study of 47 private wells across Yavapai County found 45% exceeded EPA limits for hardness, 11% showed arsenic, and 10% each showed turbidity, sulfate, and fluoride. A small county-wide sample, useful for knowing what to test for.

One local point of confusion worth clearing up: City of Prescott municipal water is reported at 75 to 130 ppm hardness, and figures like that circulate as though they describe the area’s water generally. They describe treated municipal supply. If you are on a private well, that number tells you nothing about what comes out of your ground.
